How to Prepare your Home Before you Leave for the Season

Even when unoccupied, a home can face serious issues. Taking these steps will help protect your property while you’re away.

Most insurance won’t cover damage if it goes unnoticed for over 30 days. Prevent costly surprises by:

  • Turning off your main water valve if you’ll be gone more than 10 days. Though water remains in pipes, tanks, and during heavy rains, shutting the valve still greatly reduces risk.

  • Emptying the ice maker before leaving. If power is lost, melting ice can cause leaks or odors.

Control Humidity

Mold can form at just 55% humidity, and Southwest Florida often averages 80%+. Prevent issues by:

  • Setting the thermostat to 76–78°F, fan on AUTO.

  • Maintaining your A/C – replace filters, flush the condensate line with vinegar, check for algae, and schedule semi-annual service.

  • Closing blinds/shades and leaving doors slightly open (closets, pantry, dishwasher, washer) for airflow.

Vehicle Protection

If storing a car:

    • Disable the garage door transponder to prevent unauthorized access.

    • Best option: Have your Home Watch company drive the car 10–15 minutes monthly to maintain battery, belts, and tires.

    • Alternative: Use a battery maintainer after preparing the car (close windows, add fuel stabilizer, overinflate tires slightly).

Storm Preparation

Hurricane season runs June–Nov. Prepare by:

  • Testing hurricane shutters and ensuring your Home Watch professional has keys if needed.

  • Bringing outdoor items inside (furniture, pots, ornaments) to prevent projectiles.

  • Leaving automated shutters down (“ready position”) when away

General Precautions

  • Forward mail to avoid a cluttered mailbox; give your Home Watch pro a spare key.

  • Turn off your hot water heater (electric at the breaker, gas to pilot/vacation mode).

  • Replace batteries in locks, alarms, thermostats, smoke/CO detectors, and remotes.

  • Empty the fridge to prevent odors or water damage from spoilage.

  • Turn off unused appliances at the breaker (washer, dryer, dishwasher, stove), but leave A/C, fridge, disposal, and internet on.

  • Provide a list of trusted service providers to your Home Watch professional.
